Below is exactly what a cleaner is looking at when they walk your facility, so you can read any quote — ours or a competitor's — and know what you are comparing.
The single biggest factor. A 150 m² boutique studio and a 900 m² multi-level facility are different jobs, not the same job at different speeds — larger sites need more staff on shift to finish inside your access window, and more machine time for floor work. Mezzanines, stairwells, and separate studio rooms add more than their square metreage suggests, because each one is a separate setup.
Daily cleaning costs more per month than three visits a week, but usually less per visit — soil never accumulates, so each clean is faster. The reverse is also true: facilities cleaned twice a week need longer visits and more frequent deep cleans to hit the same standard. Frequency is the lever most worth modelling properly, because getting it wrong is what quietly drives deep-clean costs up.
Every machine is a set of high-touch surfaces: handles, grips, consoles, seat pads, adjustment pins. A functional-training floor with racks, rigs, and loose implements takes longer than the same area of open studio space. Cardio banks are the slowest, because each console needs the disinfectant's full wet contact time rather than a pass with a cloth.
Showers, changerooms, saunas, and steam rooms carry the most cost per square metre in any gym. They are also where hygiene failures actually happen — grout and drains harbour biofilm, and warm wet tile is where dermatophytes (tinea) and Pseudomonas aeruginosa persist. Wet areas need daily disinfection plus a separate periodic grout and drain protocol, and saunas need heat- and timber-safe products that standard bathroom chemicals cannot substitute for.
When a cleaner can get in changes how the work is staged. A facility that closes gives one clear run at the floor. A 24-hour gym never empties, so cleaning is zoned and sequenced around members instead of done in a single pass, and pre-5am starts have to fit a narrow window before the first arrivals. Most of our work is scheduled off-peak or overnight so members never see it.
These are separate line items, and quotes that omit the second one are not comparable. Daily cleaning holds the standard; deep cleaning resets it — pressure scrubbing and resealing floors, stripping and treating grout, clearing drains, and reaching behind and beneath equipment. A quote without a deep-clean schedule is not cheaper, it just defers the cost until the facility has visibly slipped.
Duration is the most useful proxy for scope, and it is the fastest way to sanity-check a quote. If a cleaner is quoting a full-sized gym at under an hour a visit, they are not doing the work described above.
Deep-clean intervals scale with traffic: roughly every 4 to 6 weeks for high-traffic facilities open twelve or more hours a day, 6 to 8 weeks for mid-size gyms, and 8 to 12 weeks for boutique studios under 200 members. Stretching the interval does not save money — it converts a scheduled cost into a larger restoration job later.

Whoever you engage, ask to see their public liability insurance, their product data sheets, and their written protocol. Products should be TGA-approved and listed on the ARTG, and the work should be planned against SafeWork NSW obligations under the WHS Act 2011. A cleaner who cannot produce those three documents is competing on price alone.
The scope is different, so compare what is covered rather than the headline figure. A gym quote has to account for equipment touchpoints at full disinfectant contact time, changerooms and wet areas, and a deep-clean rotation for grout and drains. If those are not named in the quote, they are not in the price.
Six to twelve hours for a full facility, depending on size and how long it has been since the last one. It is usually staged across a weekend or split over consecutive nights so the gym does not need to close. A first deep clean on a facility that has never had one takes the upper end of that range.
A complete quote names the frequency, the scope per visit, the deep-clean interval, who supplies consumables and equipment, and the access hours. Ask for all five in writing. If any is missing, the quote is not comparable to another one — the gap is where unexpected charges appear later.
